 Why do you list homes for such a cheap fixed rate? 
Here at NorthernUtahHomes.com, we have come to realize over the years that every circumstance is different.  We listened to our clients and came up with solutions that would accommodate all types of clients.  The reality is that the internet has drastically changed the way that buyers and sellers find each other.  Technology has made finding a home to buy simple for buyers.  So we decided to create a system for marketing a home that was also simple for sellers.  Anymore, the most important part of selling a home is having the right exposure.  Our philosophy is that, if we can plug your home into our system and work together in getting buyers through your home, then getting your home sold is just a natural effect of teamwork.  And if the role of selling your home is shared, we believe the profits should be also!
 
 What do I get for $500 up front and 1% when it sells?
The $500 up front marketing fee gives you a vast array of tools to advertise your home where it matters most.  This plan was specifically designed to maximize the exposure, minimize the expense and deliver proven results to our clients.  Additionally, you get the valuable support of a full time, experienced real estate team to ensure that your home sells in a timely manner and for the most amount of money possible.

 Will my home be on UtahRealEstate.com?
Yes, your home will be on UtahRealEstate.com which is the #1 website of choice for Utahns looking for a home to purchase.  Additionally, your home will be listed on all of the major real estate major websites that feed from postings to the MLS such as Zillow.com, HGTV.com, Realtor.com and countless others.

 Do I have to offer a commission to the buyer's agents?
Yes. A "buyer agent's commission" is a fee paid to a buyer's agent who has contracted with a buyer to help them find a home.  All homes listed through the Realtor network (MLS) offer a commission to an agent who's client purchases that listing.  In fact, it is a requirement of the Wasatch Front Multiple Listing Service (MLS) that any property that is advertised through their database offer a "BAC" (buyer agent commission).  Most listings offer between 2.5 to 3.5 percent of the sales price.  However, if the buyer who purchases your home is not working with an agent, you will not have to pay a buyer's agent commission.

 How do I know if my home is priced right?
When a home is priced right, you should have an average of 1-3 showings per week.  With this type of healthy activity, it is common to expect the home to sell within 2-6 weeks.  If you are experiencing less showings than this, it is likely that your home is overpriced.  Our suggestion is that you allow at least 2-4 weeks in-between price reductions (typically in 5% increments) to accurately gauge the activity and make adjustments.

 If the buyer doesn't have an agent, who will help them?
As part of being our client, we will help any buyer who is interested in purchasing your property at no additional charge to you.  The buyer will be separately responsible for a small transaction management fee of 1% which they can pay upfront or at closing - a savings for them of 2% that they would have to pay in a higher sales price by using another agent.

 If I find the buyer, do I have to pay a buyer agent commission?
If one of the buyers that we are representing chooses to purchase your listing, you will not be responsible to pay any additional fees aside from the plan chosen for marketing your home.  The buyer however, will be responsible for compensating our company in the amount of 1% of the purchase price.

 What happens if I cancel my listing?
As our client, if for whatever reason you choose to cancel or withdraw your listing, you will not be responsible for paying any additional fees or commissions to our company.

 If the buyer wants me to pay closing costs, do I have to?
No.  As a seller you may elect to pay or not pay for the buyer's closing costs.  However, paying for closing costs does not always equal losing equity.  Often, if a buyer is requesting for the seller to pay closing costs, it is because they would rather not have to come up with those funds at closing.  So typically how we resolve this issue is by increasing the sales price of the home and making the concession to the buyer.  This way it becomes a win-win situation for both parties.  First, the buyer can get their closing costs rolled into their loan and secondly, as the seller, you still net what you need.
 
 Can I make the sale of my house contingent on finding another one?
Yes. However, most buyers are looking for a sure thing and do not want to waste their time on a deal that has a contingency such as this.  Having a contingency will push buyers away and make your home less attractive.  It is not impossible to sell your home with this contingency, but it will greatly reduce the pool of Buyers willing to enter into a contract with you.

 Should I be present when my house is being shown?
Up to you.  Often buyers are reluctant to spend a lot of time viewing a home when the sellers are present.  Buyers also talk less with each other or their agent because they are worried about saying something that may offend the seller.  If the Buyers are accompanied by an agent, it is best to vacate the premises and allow them the space and privacy they need to come to their decision.  If the Buyers do not have an agent, you will need to remain on hand to answer any questions they may have and to safeguard your belongings.  You might also consider upgrading to our PLUS or GOLD plan to avoid having these issues and allow us to showcase your home and it's selling points.
